CONSIDERATION OF FACTORS AFFECTING THE RENT SETTING OF SERVICED HOUSING FOR THE ELDERLY IN TOKYO

This study aims to clarify the factors influencing rent formation of the rent of elderly housing with supportive services in Tokyo. Using data from 403 facilities, the relationship between land value and rent per unit area was analyzed, and a quantification theory type II model was applied. Results indicate that higher rents are associated with medical- or care-oriented facilities, while lower rents are linked to independent-living types. Internal operational factors, rather than land value, significantly affect rent levels. The findings reveal a spatial pattern: care-oriented facilities in suburban areas and independent-living ones in central Tokyo.
