Catalog of Construction Solutions for Building Rehabilitation
This document presents a holistic constructive catalog designed for the integral seismic and energy retrofitting of obsolete social housing stock, particularly buildings constructed in Southern Europe between 1950 and 1975. It serves as a practical, decision-making tool for architecture professionals, urban planners, and public administrations seeking to regenerate vulnerable residential fabrics without resorting to mass demolitions. The catalog is structured to guide the technical design process through detailed evaluation and contextual application. First, it offers comprehensive technical sheets for a wide range of intervention strategies, such as Textile Reinforced Mortars (TRM), External Thermal Insulation Systems (ETICS/SATE), aerogels, and cool roofs. Each solution is evaluated using a semi-quantitative matrix that balances efficacy, cost, execution speed, and invasiveness. Secondly, it provides a viability assessment of these solutions across ten real-world intervention scenarios, taking into account critical constraints like aesthetically protected facades, structural typologies, and the logistical challenge of keeping the buildings occupied by tenants during the works. Finally, the document proposes strategic combinations of multiple complementary techniques to achieve a deep holistic regeneration. By offering distinct, viable alternatives tailored for both high-budget and low-budget projects within every scenario, this tool provides a structured framework to adapt highly vulnerable and energy-inefficient residential buildings to contemporary safety and sustainability standards, while minimizing socioeconomic disruption.
