BIM-Supported Management Processes in Building Renovation Projects

With the aging of existing buildings and the increasing demand for urban renewal and energy-saving renovations, the number of building renovation projects is constantly rising. The renovation project is constrained by the original building conditions and faces problems such as incomplete data, on-site information deviation, difficulty in detecting concealed components, and numerous design changes, which place higher demands on project collaborative management. This paper employs literature review and case analysis methods to explore the application of Building Information Modeling (BIM) in the existing-condition investigation of building renovation, model reconstruction, design collaboration, cost and schedule management, and elaborates on its practical approaches drawing on cases reported in the literature. The results show that BIM can build a unified digital information foundation, serving multi-disciplinary collaboration and quantity take-off and schedule management. However, it is restricted by data quality, model updates, software compatibility, and the technical proficiency of personnel. Therefore, the efficiency of information collection should be optimized, BIM data standards improved, and cross-disciplinary collaboration throughout the entire process strengthened.
