Two Realities, One Country: Contrasting Demographic Dynamics in the Maestrazgo Region (Teruel) and the Urban Agglomeration of Murcia (Spain)

For decades, Spain has experienced profound transformations that have reshaped settlement patterns and population distribution. The decline of traditional agrarian societies alongside the expansion of consolidated urban areas has generated two contrasting demographic processes: demographic decline in rural territories and population concentration in urban areas. This study analyses the evolution, causes, contrasts, and future prospects of these opposing dynamics through two representative case studies: the Maestrazgo Region of Teruel and the Murcia Urban Agglomeration. It also examines the impact of demographic growth on the housing market in the urban area. The research evaluates natural, structural, and economic factors that have contributed to these unequal demographic trends. The analysis is based on official data from the Spanish National Statistics Institute (INE), the National Household Income Atlas, the Demographic Challenge website of the Ministry for the Ecological Transition, and the Electronic Cadastre of the Ministry of Finance. The results reveal a significant demographic gap between the two study areas, highlighting the decisive role of access to basic services and economic opportunities in shaping population distribution. They also underline the importance of promoting social and territorial cohesion through more balanced demographic development to address the growing inequalities between rural and urban Spain.
