Florida Metal Roofing Cost Index, 2025 to 2027

Between January 2025 and October 2026 the steel and aluminum that go into a residential metal roof rose faster than at any time since 2021. This paper compiles the Section 232 tariff timeline, BLS and USGS raw metal price series, twelve manufacturer price increase letters, Florida roofer wage data and the CME hot-rolled coil futures curve into one dated index (January 2025 = 100), then applies a pass-through model to estimate the change in installed cost of a metal roof on a Florida home. The model puts late 2026 installed costs 9 to 18 percent above January 2025 for steel panel roofs and 11 to 20 percent for aluminum, with a further 3 to 9 percent modeled for 2027. The 9th Edition (2026) Florida Building Code changes affecting metal roofs are summarized. All inputs, assumptions and gaps are listed. Public data only; no price list is published.
