A Comparative Study on Human-Centered Residential Location Theories: Focusing on the Correlation between Lee Jung-hwan’s Gageoji Conditions and Perry’s Neighborhood Unit Theory

This study establishes a comparative framework between the four habitable conditions (Gageoji, 可居地: Jiri; Geomantic Topography, Saengri; Livelihood, Insim; Social Disposition, Sansu; Scenic Landscape) presented in Lee Jung-hwan's Taekriji(1751) of the late Joseon Dynasty and Clarence Perry's Neighborhood Unit Theory(1929), which laid the foundation for modern Western urban and residential planning. While prior scholarship has largely treated Eastern traditional geographic thought(specifically Yangtaek Feng Shui) as subjective geomancy and Western planning as technocratic rationalism, this study reinterprets traditional Korean residential site planning as an empirical, self-sustaining microclimate-control and environmental design model.By methodically categorizing the settlement principles of both models into physical boundary defense, socio-cultural safety networks, economic self-containment, and environmentalaesthetic integration, this research demonstrates functional convergence across divergent historical and geographical contexts. To address the methodological limitations of purely literature-based comparisons, this paper incorporates empirical morphological evaluations of 18th-century commercial nodes(Ganggyeong port and Mapo & Seogang riverfronts), traditional clan villages(Hahoe and Yangdong), and the Radburn planned community(designed by Stein and Wright based on Perry's principles).Furthermore, this study critically addresses the structural insularity and spatial segregation inherent in modern derivatives of Perry's bounded units-exemplified by hyper-gated apartment complexes in contemporary Korean cities and proposes Taekriji's ecological concept of Sansu(Landscape of Mountains and Waters) as an open, outward-oriented system(Open System). Finally, the study formulates concrete urban design paradigms and measurable performance indicators (such as microclimatic cooling, social interaction index, and pedestrian walkability) to provide actionable guidelines for sustainable, human-centered urban regeneration.
