Spatial Analysis of Short-Term Rentals in Greece: Spatial Patterns and Territorial Disparities

Short-term rental (STR) activity has become an important component of tourism accommodation systems, while its territorial importance varies markedly across destinations. This study examines the nationwide spatial distribution of registered STR activity in Greece, with particular attention to the distinction between absolute market size, population-adjusted intensity, and territorial specialisation. A nationwide municipal-level analytical framework is used to distinguish territorial profiles and assess spatial concentration. The findings reveal marked territorial differentiation between large absolute STR markets and highly specialised tourism destinations, demonstrating that these represent distinct spatial configurations of STR activity. The proposed typology provides a basis for place-sensitive monitoring, tourism planning, destination management, and differentiated STR governance.
