Comparative Analysis of Influencing Factors for Diverse Urban Renewal: Evidence From Beijing's Built‐Up Areas

ABSTRACT Investigating the influencing factors of urban renewal and their differences across renewal types helps optimize resource allocation. Existing studies have analyzed the influencing factors of multiple types of urban renewal, but have not yet identified the differences in the effects of these factors across different renewal types or tested the statistical significance of such differences. Therefore, this study selects multiple influencing factors from three dimensions—location environment, social services, and economic foundation—and constructs a multinomial logistic regression model to analyze the effects of these factors on four types of urban renewal: commercial and office renewal, public service facility renewal, park and green space renewal, and residential renewal. Meanwhile, Wald tests are used to examine the statistical significance of the differences in the effects of each influencing factor across different renewal types. The results show that: (1) land price is an important influencing factor for all types of urban renewal, while factors such as the distance from renewal points to major roads and the density of transportation facilities exhibit differentiated effects; (2) in the comparison of statistically significant differences in influencing effects, the relationships among different renewal types mainly present three patterns: “single comparison,” “single radiation,” and “multiple intersection”; and (3) a comprehensive comparison of the influencing factors of different urban renewal types and their differences indicates that urban renewal is jointly guided by the dual cores of government and market forces, driven by both ecological and social demands, and promoted through interactions among multiple stakeholders.
