LAND ALLOCATION USING MODERN GEODESIC EQUIPMENT: EXPERIENCE, PROBLEMS, AND PROSPECTS
The article is devoted to the study of the process of land plot allocation using modern geodetic equipment. The relevance of the topic is due to the fact that errors made during allocation lead to inaccuracies in the actual boundaries, area and status of the plot, cause overlapping of plots, litigation and problems with land development and construction. The study examines the regulatory framework governing the allocation procedure in the Russian Federation, considers traditional and modern technologies, and describes the methodology of geodetic works using GNSS equipment. Using the example of a land plot with cadastral number 14:35:211001:3291, located on the Vilyuysky tract in the urban district "City of Yakutsk", the boundaries were set out using two GNSS receivers EFT M4 in RTK mode with reference to the point "Pakhay2" in the MSK-14 coordinate system. Typical errors are identified: violation of gas pipeline protection zones, registry errors, errors related to the human factor, multipath and GPS spoofing. It is established that traditional methods using an optical total station require line of sight, the work of a two-person crew and are subject to instrumental and human errors, whereas GNSS receivers and robotic total stations provide centimeter accuracy and high productivity. For areas with a low density of geodetic networks, the PPK method with post-processing of data is effective. It is concluded that it is necessary to integrate modern geodetic technologies, carefully verify source data and strictly comply with regulatory requirements in order to minimize allocation errors.
