Cash flow and liquidity in a real estate company in Lambayeque, Peru (2019–2025): exploratory evidence on the moderating effect of net sales and debt

Background The purpose of this study was to partially examine the relationship over time between cash flow and liquidity in a real estate company in Lambayeque, Peru, 2019–2025, taking into account the effect of net sales and leverage. Method A quantitative, applied, and longitudinal study was conducted through documentary analysis of the financial statements for seven annual observations. Descriptive statistics, correlation, regressions, and sensitivity and moderation tests were applied. Results the annual net cash flow showed high volatility, with negative values in 2022 and 2024. The current ratio was above 1 and working capital remained positive, whereas the quick ratio was below 1 for 5 years. The correlations between net cash flow and the current ratio (r = −0.459; p = 0.356), the quick ratio (r = −0.397; p = 0.440), and working capital (r = −0.501; p = 0.269) were inverse and not significant. No moderating effects were identified either. Conclusion It was concluded that there is insufficient statistical evidence to support a relationship over time between annual net cash flow and liquidity based on the documentary observations analyzed during the period.
