Comparative Analysis of Influencing Factors on the Multitype Residential Function
Abstract Under the background of urban renewal in the decrement era, the evolution of urban residential space is becoming increasingly complex. At present, research on the driving mechanism of the evolution of residential functional space from the perspective of classification is relatively scarce, and the comparison of horizontal influencing factors is lacking. This study uses a logistic regression model to conduct a quantitative analysis of the influencing factors of residential functional space, including economic service facilities, traffic accessibility, population, land price, housing attributes and planning policy, and finds that (1) the evolution of overall residential functional space is mainly driven by economic level, new subway stations, and population density; (2) the higher the level of economic development and land price, the more active the evolution of commercial and mixed housing; (3) changes in subway stations have a positive effect on community renewal; and (4) only the level of economic development has a positive impact on affordable housing.
