A comparative analysis of adaptive reuse decision-making models and their alignment with project phases

Purpose Existing adaptive reuse decision-making models lack a comprehensive analysis of their functionality relevance across the distinct phases, as well as clear definitions of these phases and thorough exploration of their categorizations, criteria and related factors. This research defines the actual phases of adaptive reuse, examines existing decision-making models and explores how these models align with the distinct adaptive reuse phases. Design/methodology/approach The research employed a comparative analysis to explore the frameworks of various decision-making models, emphasizing their application and focus within the adaptive reuse of existing and heritage real estate. Primary and secondary sources were identified through a systematic snowball sampling technique. Additionally, a focus group workshop was conducted with an expert panel to distinguish, explore and define the adaptive reuse phases in practice. Findings The findings of this research underscore the diverse nature of decision-making models in adaptive reuse, revealing variations in categorizations, hierarchical structures and methods of evaluation, as well as limited attention to the specific case of heritage buildings and an emphasis on the initial phases of adaptive reuse. Besides, by defining the actual adaptive reuse phases in practice, it makes a connection between phases and adaptive reuse decision-making models. Practical implications This research helps decision-makers understand the phases and activities of adaptive reuse, identify the existing adaptive reuse decision-making models for different project contexts and their applicability to different phases and support improved decision-making throughout adaptive reuse projects. Originality/value This study connects adaptive reuse decision-making models to adaptive reuse phases, providing practical guidance on selecting appropriate models and highlighting the differences between heritage and non-heritage adaptive reuse.
