Route-Level Walkability and Spatial Accessibility in Coastal Tourism Areas: A Geospatial Analysis of Hotel Price Differentiation in Qingdao, China
Geodesign and accessibility-oriented planning require fine-grained spatial evidence on how pedestrian networks and streetscape conditions connect accommodation with publicly accessible coastal resources. This study examines associations between route-level walkability and room prices for 1019 hotels in four Qingdao beach areas. Five indicators were constructed from routes, points of interest, and 9264 summer street-view images: path detour ratio (PDR), turning frequency, commercial exposure, Green View Index (GVI), and beach-entry-centroid distance. Bivariate local Moran’s I and spatial regression models were estimated, with sensitivity tests for turning thresholds, spatial weights, indicator weights, GVI season, price treatment, and commercial exposure measurement. Prices showed positive spatial dependence (ρ = 0.327, p < 0.001). In the K = 8 spatial lag model, turning frequency (β = −0.022, p = 0.027) and commercial exposure (β = −0.00168, p < 0.001) were negatively associated with ln(price), whereas PDR, summer GVI, and beach distance were not significant. Turning-frequency coefficients remained negative across >30°, >45°, and >60° thresholds, K = 6, 8, and 10, and a 541.3 m distance-band matrix. The findings reveal selective alignment between route-level pedestrian conditions and accommodation-price patterns. The workflow supports corridor diagnosis, route legibility assessment, pedestrian connectivity planning, and subsequent geodesign deliberation in coastal tourism areas.
