Identifying the cause of concrete cracking due to water leakage
AbstractWater leakage is often the primary cause of concrete deterioration in apartment buildings. Although concrete is designed to last over a century, water leakage leads to carbonation, red rusting of reinforcing bars, and through-cracks—factors that shorten the building's lifespan. In Japan, it is common for apartment buildings to be demolished after 60 to 70 years; however, widespread water leakage is already occurring in buildings over 40 years old. This leaves them with a remaining lifespan of only 20 years, foreshadowing a significant social issue. This paper clearly explains the pathways through which rainwater enters and causes cracks in the structural concrete. Richly illustrated, the paper allows readers to visualize these infiltration routes simply by looking at the diagrams. Understanding the root cause reveals cost-effective methods for emergency repairs. Furthermore, it clarifies measures to prevent both initial water intrusion and recurrence, promising the preservation of structural integrity and a reduction in maintenance costs. Achieving a "100-year apartment building" thus becomes a realistic goal. While the first and second editions focused on repair methods for concrete cracks, this third edition is dedicated to identifying the underlying causes, and the title has been updated to reflect this focus. ●LicenseCopyright © 2026 Tsutomu Tomishima / kenage.net
