Parametric BIM Workflows for Adaptable Spatial Configuration: A Methodological Framework, a Case Study, and Implications for Post-Conflict Housing Reconstruction

Adaptability is the capacity of a building to accommodate changing use, occupancy, and spatial configuration over its lifecycle. It is increasingly recognized as central to housing design under conditions of resource constraint, demographic change, and post-conflict reconstruction. The theoretical literature on adaptable and open-building housing has, however, developed largely apart from the computational tools now used to produce construction documentation at scale. This paper proposes a parametric Building Information Modeling (BIM) framework for generating, coordinating, and documenting adaptable spatial configurations. The framework is evaluated through a case study of an institutional civic facility, in which a multi-layered, rule-based zoning system was implemented entirely within a coordinated BIM environment. The case study shows that parametric component families combined with rule-based zoning logic can resolve complex, multi-programme spatial-allocation problems under site and density constraints while keeping the model fully coordinated, without iterative manual redrawing. The paper then discusses how the same computational logic could be extended to adaptable social housing typologies. This extension is placed within participatory-design and spatial-justice frameworks, and post-conflict reconstruction, with particular reference to Syria, is identified as a domain in which the capacity for rapid, adaptable, and evaluable housing design is urgently needed. The paper is presented as the methodological and technical foundation for an ongoing doctoral research programme applying this framework to reconstruction housing.
