XeoBIM Viewer: An IFC-Based Cross-Platform BIM Viewer for Spatial Analysis and Graph-Based Building Interpretation

Building information modeling (BIM) based on the Industry Foundation Classes (IFC) standard contains rich geometric and semantic information for representing building structures. However, most IFC viewers focus primarily on three-dimensional visualization and provide limited support for spatial relationship analyses. This paper presents XeoBIM Viewer, an IFC-based BIM viewer that supports spatial analysis through integrated visualization and graph-based representation. The system extracts spaces, boundaries, and openings from IFC data and derives spatial relationships through a geometric analysis of opening-to-space and space-to-space connectivity. These relationships are represented as a graph model, where spaces are nodes and openings are edges, enabling an intuitive analysis of spatial adjacency and connectivity. XeoBIM Viewer integrates a three-dimensional BIM model view, story-based two-dimensional floor plan view, and space relationship graph view within a unified interface. These views are interactively synchronized, enabling users to explore building spatial structures from multiple perspectives. The proposed system was validated using real-world IFC building models with different levels of complexity. The experimental results demonstrate that XeoBIM Viewer can effectively extract spatial information, generate floor plans, construct accurate space connectivity graphs, and provide reliable spatial relationship analysis.
