A STUDY ON THE CONVERSION OF SCHOOLS INTO SENIOR CARE FACILITIES IN CHINA

This study identifies key regulatory barriers in China’s building codes that limit the conversion of schools into nursing homes. Restrictive indicators, such as Maximum allowable evacuation distance, Stair dimensions, Elevator installation requirements, Barrier-free circulation design, Architecture functionality, Occupant capacity, and Approval procedures, have significant effect. Owing to the substantial additional renovation costs they impose, these indicators hinder the adaptive reuse of school buildings into senior care facilities. Governmental subsidies and policy support are recommended to address the financial and procedural challenges. The findings support more flexible regulations and financial incentives that improve the feasibility of adaptive reuse.
