PPP AS A FRAMEWORK FOR MEANING-DRIVEN REAL ESTATE DEVELOPMENT

Under conditions of increasing complexity in real estate development, when spatial design, market strategies and users’ everyday practices form an interdependent system, current professional and research practice is still characterized by a high degree of disciplinary fragmentation. Architectural design, branding, marketing and investment analysis function predominantly as parallel, weakly interconnected activity circuits rather than as elements of a unified strategic configuration, which leads to a weakening of the product’s alignment with the parameters of the target market (Product–Market Fit) and to a decrease in projects’ ability to generate long-term value. In the present study, the PPP Framework (Product–Positioning–Promotion) is conceptualized and theoretically substantiated as the missing analytical layer that integrates user design, market differentiation and communication policy into a unified structure for development decision-making. The methodological design is based on a critical analysis of recent studies in the fields of placemaking, value-oriented design, urban marketing and the positioning of real estate properties, combined with the conceptual development of PPP as a multidimensional, stratified structure. The analysis shows that existing approaches, despite their practical significance, do not provide a coherent mechanism capable of simultaneously linking user scenarios, architectural programming, market positioning and the process of community formation around the object. The proposed PPP model fills this methodological gap by setting out a structured process for aligning product logic with spatial solutions, architectural and typological choices, brand identity and formats for engaging key stakeholder groups. A series of conceptual scenarios demonstrates how the application of PPP makes it possible to overcome typical failures of development projects, including blurred or contradictory value propositions, incorrect positioning in the competitive environment and fragmented communication between design and management teams. The results obtained confirm the applicability of PPP as an analytical and strategic tool capable of reducing project risks, strengthening interdisciplinary coherence and increasing the overall resilience, adaptability and market efficiency of real estate assets. The conclusions formulated and the proposed conceptual construct are of interest to development organizations, architectural and urban planning practices, as well as research teams focused on integrated approaches to contemporary development strategies.
