Opportunities and challenges in green building maintenance: A literature review

The maintenance of green buildings plays a crucial role in ensuring the sustainability and long-term performance of environmentally friendly structures. However, its implementation continues to face numerous challenges, such as technical complexity, high initial costs, the absence of standardized operational procedures, low stakeholder awareness, and weak regulatory frameworks. These obstacles hinder the adoption of consistent and effective maintenance practices, potentially undermining the achievement of green building sustainability goals. This study employs a systematic literature review method to identify key challenges and explore strategic opportunities in green building maintenance. The findings highlight the need for integrated efforts to address these barriers, including the adoption of web-based maintenance systems, predictive maintenance supported by the Internet of Things (IoT), the development of green maintainability frameworks, and the provision of targeted training and financial incentives. By overcoming existing obstacles and optimizing available opportunities, green building maintenance can be significantly enhanced to support the achievement of national sustainability targets. This study emphasizes the importance of collaborative action and policy development to establish a comprehensive and standardized maintenance approach aligned with local contexts and international green certification standards.
