Off-Site Automation and Prefabrication in Construction: A Review

The construction sector is steadily moving toward innovative practices like off-site automation and prefabrication to overcome persistent issues such as delays, labor shortages, and quality variations common in traditional on-site construction. In this approach, structural components are produced in controlled factory settings using robotic systems, automated machinery, and digital manufacturing tools. The prefabrication process allows site work and component production to occur simultaneously, which helps shorten project timelines and minimize on-site hazards. Research published between 2020 and 2025 highlights how technologies such as Building Information Modeling (BIM), the Internet of Things (IoT), 3D printing, and robotic assembly are transforming how projects are designed, planned, and executed. These technological advancements have led to improved cost control, enhanced worker safety, reduced material waste, and greater consistency in quality. Nonetheless, several barriers remain, including high setup costs, transportation difficulties, limited design adaptability, and the need for technically trained personnel. Even with these challenges, continuous progress in automation and digital construction is enabling the rise of smart prefabrication facilities and AI-supported project management systems. This study examines the evolution, applications, advantages, and constraints of off-site automation and prefabrication, emphasizing their growing significance in creating a more efficient, sustainable, and technology-oriented construction environment.
