Impact of Constructability Principles on Project Performance in Building Projects in Kaduna State, Nigeria
The construction industry continues to face challenges in delivering projects on time, within budget, and to the desired quality standards, often due to lack of integration and inefficiencies between design and construction phases. This study aims to assess the impact of constructability principles on project performance in building projects in Kaduna State, Nigeria. Using a quantitative analysis of survey through questionnaire, data on the adoption, challenges, benefits, and overall impact of constructability principles were collected and analyzed. The regression analysis revealed a significant positive relationship between the adoption of constructability principles and project performance, explaining 35.5% of the variance in performance outcomes. Major findings indicate that while there is moderate adoption of constructability practices, challenges such as resistance to change, lack of awareness, and inadequate skills hinder broader implementation. The study concludes that the adoption of constructability principles significantly enhances project outcomes, particularly in cost efficiency, schedule adherence, and quality control. These findings suggest that contractors must prioritize early involvement, comprehensive training, and standardized guidelines to maximize constructability benefits. The study contributes to the body of knowledge by providing empirical evidence of the benefits of constructability and highlighting the need for further research into overcoming barriers to its implementation.
