EVALUATING MATERIAL SUPPLY STRATEGIES AS COST CONTROL MECHANISM ON BUILDING CONSTRUCTION SITES: A CASE STUDY OF YANSHANA AND HAJJ CAMP, KANO STATE, BUILDING SITES
Cost overruns remain a persistent and critical challenge in the construction industry, often arising from inefficiencies in material procurement and supply chain management. This study critically examines the role of material supply strategies as cost control mechanisms within the context of two contrasting construction sites—Yanshana (a rural, low-budget project) and Hajj Camp (an urban, high-budget project)—both situated in Kano State, Nigeria. Adopting a mixed-methods research design, the study integrates quantitative data derived from structured questionnaires administered to key construction professionals with qualitative insights obtained through semi-structured interviews and site observations. The findings reveal that while bulk purchasing and direct procurement dominate at both sites, their operational effectiveness is significantly influenced by contextual factors such as project scale, logistical infrastructure, and stakeholder engagement. At Hajj Camp, formalized procurement systems, digital tracking technologies, and coordinated stakeholder involvement were found to enhance supplier reliability and minimize material-related cost overruns. Conversely, the Yanshana site relied on informal procurement channels characterized by delayed deliveries, inconsistent pricing, and elevated material wastage due to inadequate inventory control and minimal technological integration. The study underscores that cost control mechanisms must be context-sensitive, integrating structured procurement planning, robust stakeholder collaboration, and appropriate technological support. It concludes that aligning material supply strategies with project-specific conditions can substantially improve cost efficiency and enhance overall project performance
