A Proposed Model for Site Selection of Private Dormitory Investment in the Ataşehir District in the Post-Pandemic Period

The economic difficulties experienced during the pandemic caused private dormitory businesses to suffer financial losses due to the transition of education to online platforms, ultimately resulting in the closure of many such facilities. With the return to normal life through vaccination and the resumption of in-person education, student demand for dormitories has re-emerged. Dormitory capacities, which were already insufficient before the pandemic, have become even more inadequate due to these closures. As a result, many students have been unable to find accommodation and have struggled to meet their basic need for shelter, as rising rental prices have made it difficult to find housing within their budgets. At this point, dormitory enterprises have become attractive investment opportunities for investors, operators, and service recipients as a form of real estate investment. This study, which aims to offer a solution to the negative outcomes of the pandemic, focuses on developing a sample model for location selection — a critical aspect of new higher education statistics investments. The location selection process, particularly from an architectural standpoint, represents one of the key decisions in such projects. Accordingly, this study proposes a model that outlines the stages of the decision-making process, with a particular emphasis on dormitory buildings as a current and pressing need.
