PECULIARITIES OF REVENUE FORMATION OF BUSINESS ENTITIES IN THE RESIDENTIAL REAL ESTATE DEVELOPMENT SECTOR

The article examines the features of revenue formation in development companies operating in the residential real estate sector. The relevance of the study is determined by the critical need for development companies to adapt their business models to new market realities, especially under wartime conditions and prospects for post-war economic recovery in Ukraine. The research aims to systematize and analyze the specific features of revenue generation by business entities in residential real estate development, substantiating strategic directions for revenue structure optimization. The research methodology encompasses systematic analysis, classification approaches, and comparative analysis of revenue formation models. The article identifies key characteristics that fundamentally influence revenue formation: project cyclicality, high capital intensity, risk nature, territorial binding, and technological complexity of modern development projects. A comprehensive multidimensional classification of revenue sources has been developed based on activity type, distinguishing primary, ancillary, and additional revenues; timing of receipt, categorizing current, future, and regular revenue streams; predictability level, differentiating guaranteed, projected, and potential revenues; and funding sources, separating own resources, borrowed capital, and mixed financing models. The research reveals transformational trends changing revenue generation, including evolution from traditional development-construction-sale models to integrated business approaches that include rental operations and comprehensive service provision; growing significance of digital technologies in sales processes and property management systems; implementation of innovative financial instruments; increasing role of environmental sustainability in premium market positioning; and emergence of hybrid business models. Strategic optimization directions are substantiated, focusing on geographical portfolio diversification to mitigate regional risks; expansion of product and service offerings to create additional revenue streams; comprehensive digitalization of business processes to enhance operational efficiency; integration of ESG principles for access to premium market segments; development of strategic partnerships with financial institutions to optimize capital structure; and implementation of advanced risk management systems to ensure revenue stability under conditions of heightened uncertainty.
