Värdepåverkan för bostadsfastighetertill följd av tillgång till samfälld laddinfrastruktur
The purpose of this thesis is to provide information regarding the impact onproperty value resulting from the installation of jointly owned charginginfrastructure. The work has been carried out in collaboration with theSwedish mapping, cadastral and land registration authority, which soughtclarity on the subject. The study consists of a combination of methods aimed at determining theextent of the value increase that jointly owned charging infrastructure can leadto. A comparative price development analysis was conducted on propertieswith and without access to such infrastructure. Opinions were gathered from100 real estate agents and 8 certified property valuers regarding the valueimpact resulting from the establishment of such facilities. These responses were collected through a survey sent to over 1,000 realestate agents across Sweden, containing questions about, things such as, theimpact they believed such facilities could have on property value. The surveyresulted in 100 responses from real estate agents and provided a generaloverview of their opinions. Interview questions were sent to 25 certifiedproperty valuers, allowing for more detailed answers and reasoning regardingthe impact on property value. Additionally, joint property associations whichhad installed such charging infrastructure were contacted to clarify aspectssuch as the total costs involved in establishing charging facilities for electricvehicles. The results show a clear divergence of opinion between both real estate agentsand property valuers on the subject. The price analysis indicated a positiveimpact on property value for residential properties with access to jointlyowned charging infrastructure. However, the price analysis cannot begeneralized to the entire housing market as it only covered properties inStockholm County. Based on responses addressing both economic benefits andcosts, a discussion could be held regarding the assessment of benefits whenestablishing such shared facilities.
