ANALYSIS OF FOREST RESOURCES CADASTRAL ASSESSMENT METHODOLOGY CONSIDERING THE PECULARITIES OF FORESTRY

The article is devoted to the issues of cadastral valuation of forest plots and associated forest resources considered as improvements to the assessed forest area. The authors examine cadastral valuation, considering the existing legal and regulatory framework of forest management, as a tool for obtaining economic assessments that ensure the sustainable forest use and reflect the minimum price at which the assessed forest plot can be provided. As a result, it was concluded that the cadastral valuation, considering a certain rent in the calculations of the value of forest plots, by considering the costs of forest management, as well as the use of a value assessment based on the cost of timber as integral improvements, to a greater extent reflects the cost approach to valuation. The study addresses the algorithm for the cadastral valuation of forest plots from both the perspective of valuation theory and forest management practices. For each step of the algorithm, an assessment of its significance in the context of forestry and the degree of impact on the valuation result is presented. In conclusion, the authors provide practical recommendations for improving the valuation algorithm to eliminate potential distortions in the resulting economic assessments.
