Needs Assessment of Facility Managers for AI-Based Energy Management Systems in Apartment Common Areas

This study examined apartment managers' perceptions and needs regarding the adoption of AI-based technologies for efficient energy management in common areas. The results revealed that 67.3% of respondents acknowledged the need for AI-based energy management systems. Managers identified key benefits, including improved work efficiency, cost reduction, and enhanced defect detection. However, they also cited installation and maintenance costs as significant barriers. Additionally, they stressed the importance of technologies that address safety issues and raised concerns about data security. These findings suggest that effectively implementing AI-based energy management technologies requires not only technological solutions but also a practical management system that adapts to on-site conditions and supports ongoing operation. Moreover, policy measures such as financial assistance for initial installation costs, standardized management manuals, training programs for facility managers, support for safety and security technologies, verification systems for technological reliability, and enhanced data protection are essential to foster effective and sustainable adoption.
