Construction projects life cycle management by identifying points of shortening of phases

The article is devoted to the study of methodologies for management of the life cycle of construction objects (HCOGS), aimed at reducing the duration of implementation of housing construction projects. It considers the process of institutionalization of HGVCS as an independent scientific specialty in the Russian Federation and analyzes current industry trends, including digitalization and reform of technical regulation. Special attention is paid to the systematic identification of points of potential reduction in the duration of work at key stages of the life cycle: pre-design, design and construction-installation stage. The work provides a comparative analysis of classical and modern project management methodologies, including the critical path method (CPM), the network planning method (PERT) and the concept of lean construction (Lean Construction). For each methodology, critical shortcomings were identified that limit their effectiveness in the conditions of the Russian construction industry. Organizational, management, resources, design and external factors affecting the time of implementation of projects are studied in detail, with calculation of their relative importance. As a result of the study, the need to move from the discrete optimization of individual steps to the creation of end-to-end digital processes has been substantiated. The prospective directions of improvement of the methodology of LUCIS, including formation of a common information space on the basis of TIM-technologies, introduction of artificial intelligence methods for analysis of big data, development of integrated forms of conclusion of contractual relations (contracts), introduction of principles of Economical construction and robotization of processes. It has been proven that the most effective approach is to develop hybrid and adaptive models, combining strengths of different methodologies for breakthrough construction time reduction for specific project conditions.
