Application of BIM 7D in Forensic Management Strategy for Public Building Maintenance in Indonesia: A Case Study of the DPUTR Building in Sukabumi City, Indonesia

This study examines the application of Building Information Modeling (BIM) in 7D for forensic management strategies in maintaining public buildings, with a case study of the DPUTR Building in Sukabumi City. This study aims to evaluate the efficiency and effectiveness of BIM 7D implementation in detecting early damage, managing the building life cycle, and minimizing costs and downtime. The method employed is a qualitative case study with a data triangulation approach, utilizing interviews, documentation, and BIM simulations conducted in Revit 2023. The results showed that BIM 7D was able to reduce downtime by up to 45.83% and save maintenance costs by 19.2% over a ten-year period. The implications of this study show that BIM 7D is a strategic solution for optimizing predictive and preventive maintenance in public buildings.
