INDICATORS CHARACTERIZING THE TECHNICAL CONDITION OF A BUILDING
In the context of increasing urbanization and the aging of the housing stock, the timely and accurate assessment of the technical condition of buildings is of particular importance for ensuring the safety of the population’s daily life. A comprehensive analysis of indicators reflecting the technical condition of buildings becomes a critical tool for making informed decisions regarding the necessity of major repairs, reconstruction, or demolition of real estate assets, directly influencing the efficiency of housing management and the rational use of resources. This article provides a systematic analysis of the key indicators characterizing the technical condition of buildings, including the physical wear of structural elements, operational performance, and safety parameters. Modern methods for assessing the technical condition of buildings, based on instrumental research and computational techniques, are examined. Particular attention is paid to the classification of indicators by significance groups and their impact on the overall technical state of a building. The findings presented in this study can be utilized in the development of building inspection programs and the establishment of a system for monitoring their technical condition.
