Research on Green Evaluation of Office Buildings during the Operation and Maintenance Phase

To address the weak energy consumption management in the operation and maintenance (O&M) phase of green buildings, this study focuses on the Y Office Building project in the High-tech Zone of Jinan City. A green O&M evaluation model based on a multi-dimensional indicator system was developed. Through literature analysis, expert interviews, and questionnaire surveys, 38 third-level indicators were extracted. Factor analysis formed five secondary dimensions: energy and resource management, equipment and facilities management, environmental quality, economic and social benefits, and environmental protection management. An improved structural entropy weight method combined with grey clustering analysis was used. The novelty of this research lies in: (1) the establishment of the first O&M evaluation indicator system that includes socio-economic benefits; (2) the development of a mixed center-point triangular whitening weight function to enhance evaluation accuracy. This study provides a new approach for building lifecycle management and has practical value in promoting the high-quality development of green buildings.
