Transformação urbana e impacto social: Estratégias inovadoras na gestão de projetos imobiliários de grande porte
This article analyzes urban transformation and the social impact resulting from the management of large-scale real estate projects, with a focus on innovative strategies applied in the sector. The main objective was to identify management practices capable of balancing economic efficiency, sustainability, and social inclusion. For this purpose, an applied research with a qualitative, exploratory, and descriptive approach was carried out, based on bibliographic and documentary review. Recent academic works, international reports, and technical documents from multilateral organizations, especially UN-Habitat, were analyzed. The results showed that large-scale developments produce ambiguous effects: while they promote urban modernization, job creation, and real estate appreciation, they also tend to intensify processes of gentrification and socio-spatial inequality. It was also found that innovative management strategies, such as the use of Building Information Modeling (BIM), big data, agile methodologies, and participatory governance, can mitigate these negative effects and increase the social legitimacy of projects. It is concluded that urban transformation will only achieve socially balanced results when accompanied by inclusive policies, accountability mechanisms, and continuous assessment of social and environmental impacts. The study contributes by offering a critical systematization that can support public managers, investors, and researchers in building fairer, more resilient, and sustainable cities.
