ORGANISATION OF RESIDENTIAL CONSTRUCTION BASED ON THE PRINCIPLES OF SUSTAINABLE DEVELOPMENT
Problem statement. To achieve a shared better future, it is essential to adhere to the principles of sustainable development, particularly by demonstrating a responsible attitude toward the environment in all areas of human activity. This also involves ensuring accessible, safe, and affordable housing, promoting environmentally sustainable urbanization, and encouraging the construction of eco-friendly and durable buildings using local materials. In other words, sustainable construction is the process of creating buildings that are environmentally friendly and resource efficient throughout their life cycle (design, construction, operation, repair, reconstruction, and demolition). This approach to residential building construction expands and complements the traditional approach to the design and construction of buildings in terms of their efficiency, usefulness, durability, and comfort. However, there is currently no comprehensive scientific justification for the projected technical and economic indicators of sustainable low-rise residential building projects, which would take into account the impact of key organizational, technological, technical, economic, social, and managerial factors. Purpose of the article. Analysis of the factors determining the sustainability of buildings, specifically their inclusivity, safety, resilience, and balance. Conclusion. To make scientifically grounded decisions that will ensure the efficient use of resources, reduce the duration of work and lower the cost of building production, it is necessary to formalize the key organizational, technological, technical, economic, social and managerial factors. These factors characterize the specifics of creating sustainable low-rise residential buildings and influence the technical and economic indicators of the projects.
