Land surplus increases the rents of exporters

The scientific article examines the phenomenon as a result of which the land surpluses released by the exodus of former collective and state farm owners are able to increase the rent of food exporters. Arguments are given explaining that eliminating the excess of unoccupied land through cooperative investment by small-scale businesses creates additional space for growing strategic export crops, which are in demand in foreign countries. The main production assets of crop production are operating at the limit of their capacity without reducing current production or switching to other types of cultivated crops. As a result of the abrupt and ill-considered abandonment of centralized planning, the excess of agricultural land, compared with the dwindling resources of labor and free capital, has created the problem of remoteness, desolation and lowering their value. The eastern rose of trade, activated by China's imports of wheat, soybeans, and rapeseed, creates a priority for developing the deposit in exchange for supplies of scarce industrial goods and consumer goods through the currency corridor. The shortage of labor in agriculture is estimated at 200–300 thousand people with a declining number of natural reproduction of the population, and the shortage of investments reflects the superiority of own sources of investment, which have reached the limit of increase, over borrowed ones and the long-term gap between the cost of bank loans, taking into account the coverage of subsidies, and profitability. Numerous importing countries, which are unequal in terms of wealth, do not have the opportunity to expand their cultivated land area as a result of their geographical location and rules for the redistribution of land, climate, increased capital and knowledge intensity. It can be assumed that the dynamics of the volume and rate of rent is influenced by changes in the level and ratio of prices of strategic agricultural products, which increased during the past period of the rise in world food prices. The lease of land under the state program to exporting cooperatives on preferential terms is a lever for achieving the goal set by the management of increasing agricultural production and meeting consumer demand for social fixed assets as a result of income transformation into long-term investments.
