A Study on the Impact of the Collection System for Long-Term Repair Reserves:Focusing on Time Value Cost
1. CONTENTS (1) RESEARCH OBJECTIVES If the time value of money is not considered in long-term repair planning, significant financial burdens may arise. This study analyzes whether long-term repair costs account for the time value of money and aims to provide a basis for institutional improvements. (2) RESEARCH METHOD The total long-term repair costs for 229 apartment complexes in Busan (2019-2022) were obtained from K-apt external audit reports. The complexes were divided into two groups based on approval dates, and mean differences were compared using Levene’s test and an independent samples t-test in SPSS 28. (3) RESEARCH FINDINGS Descriptive analysis showed a mean difference between the groups, but statistical tests indicated it was likely due to chance, making it not statistically significant. 2. RESULTS The need for institutional measures to ensure a balanced distribution of long-term financial burdens among owners has been highlighted.
