USING REGRESSION ANALYSIS IN ASSESSING THE IMPACT OF REAL ESTATE MARKET FACTORS ON THE VOLUME OF HOUSING PUT INTO OPERATION

This article is devoted to the assessment of the influence of real estate market factors on the volume of housing put into operation based on the method of correlation and regression analysis. The authors identified the limitations of the current development of the domestic primary real estate market: an increase in the cost of monetary capital, the cost of imported construction equipment and building materials, and a decrease in consumer demand. The main question of the empirical study was formulated: the effectiveness of government regulation on the demand side, financially stimulating consumption by improving the terms of housing loans, is equivalent in effectiveness to the simultaneous regulation of the supply side by a whole set of measures (financial stimulation of supply, regulation of government intervention measures and reducing corruption, reducing prices for building materials, increasing labor resources, developing social infrastructure). A model of regulation of the domestic primary real estate market has been created, including three components: market, joint, and government. Hypotheses were put forward and independent and dependent variables of the empirical study were modeled. The main conclusions of the empirical study: 1) financing consumer demand in the domestic primary real estate market by increasing the volume of mortgage lending has a positive effect on the volume of housing put into operation; 2) an increase in consumer demand in the domestic primary real estate market has a positive effect on the volume of housing put into operation; 3) financing of commercial supply in the domestic primary real estate market has a positive effect on the volume of housing put into operation; 4) an increase in intraindustry competition has a positive effect on the volume of housing put into operation; 5) an increase in the market price of building materials has a negative effect on the volume of housing put into operation; 6) an increase in the level of corruption has a negative effect on the volume of housing put into operation; 7) an increase in the availability of labor in the domestic market has a positive effect on the volume of housing put into operation; 8) an increase in the index of government intervention in the development of the domestic primary real estate market has a negative effect on the volume of housing put into operation.
