A MODIFIED APPROACH TO THE FORMATION OF LAND AND PROPERTY COMPLEXES OF AGRO-INDUSTRIAL ASSOCIATIONS IN MODERN RUSSIA: A HYBRID MODEL OF SUSTAINABLE DEVELOPMENT WITH AN EMPHASIS ON DIGITALIZATION, ECOLOGY AND REGIONAL ADAPTATION
The article examines the prerequisites for the formation of sustainable and efficient land and property complexes of the agro-industrial association (APO) in Russia, which is becoming one of the key tasks of agricultural development. The growing concentration of land resources in the hands of large agricultural holdings, inefficient distribution of state support, soil degradation and environmental risks require the development of new approaches to the management of land and property assets in agriculture. The study suggests an author's hybrid model combining elements of large holdings and small farms with an emphasis on digitalization, environmental sustainability and socially oriented development. The model involves the integration of small producers into value chains through cooperative structures, the use of satellite technologies to monitor land conditions, the introduction of certification standards for sustainable production, and the redistribution of government support in favor of regional initiatives. Special attention is paid to the adaptation of models to the natural and social features of regions, including the Central Federal District. The proposed mechanisms are aimed at reducing environmental risks, increasing economic equity and strengthening food security.
