USE OF DIGITAL TOOLS IN MANAGEMENT OF INVESTMENT AND CONSTRUCTION PROJECTS

This article explores theoretical, methodological, and practical aspects of leveraging digital technologies (BIM, ERP, IoT, Big Data) in managing investment-construction projects. It substantiates their role in improving capital efficiency, labor productivity, manageability, and risk mitigation across all project lifecycle stages. A comprehensive methodology is proposed to assess the effectiveness of digitalization, including direct (cost, time, error reduction) and indirect effects (process transformation, workforce readiness, regulatory framework). Institutional, organizational, and personnel barriers to implementation are identified. Strategic and practical recommendations are offered to promote the development of a sustainable digital infrastructure within the construction sector.
