不动产预告登记制度作为我国不动产登记法律体系中的关键组成部分，对于维护不动产交易秩序、保障交易安全、促进市场健康发展具有重要意义。本文通过深入分析不动产预告登记制度的基本理论，结合我国现行法律法规和实际操作，探讨了该制度所面临的问题，包括法律法规体系不健全、信息不对称导致的交易风险、登记流程繁琐及效率低下。针对这些问题，本文提出了具体的完善建议，旨在推动我国不动产预告登记制度的优化与升级，为构建更加公平、透明和高效的不动产交易市场提供法律保障。The real estate advance notice registration system, as a key component of China’s real estate registration legal system, is of great significance for maintaining the order of real estate transactions, ensuring transaction safety, and promoting healthy market development. This article deeply analyzes the basic theory of the real estate advance notice registration system, and combines it with China’s current laws and regulations and practical operations to explore the problems faced by the system, including the incomplete legal and regulatory system, transaction risks caused by information asymmetry, cumbersome registration processes, and low efficiency. In response to these issues, this article proposes specific improvement suggestions aimed at promoting the optimization and upgrading of China’s real estate pre registration system, and providing legal protection for building a more fair, transparent, and efficient real estate trading market.
