The Evolution Of The Legal Regulation Of Common Equity Ownership Relations

The article deals with the legal regulation of the relations of common share ownership, in which the types of common ownership and the powers of common share ownership are addressed. The article proposed to clarify the scope of common equity ownership by the RA legislation, as well as gave the concept of common equity ownership, that is, common equity ownership is a combination of legal norms that regulates the legal relations of several owners with respect to the same property, in which the share of each of the owners is determined, and who at their discretion can own, dispose and use their share. In addition, in the framework of this study, the problem in practice regarding the use of common areas of a multi-apartment building has also been identified, since it is necessary to further clarify the rules for the use of shared ownership, in particular, the areas of common use of a multi-apartment building that are not actually owned by anyone, to exclude the possibility of use by any person on a permanent basis, by establishing legal norms with this content in domestic legislation, which will be mandatory.
