The purpose of the study is to substantiate the regional mechanism of mortgage construction based on the generalization of mortgage construction models in the region. The research materials include scientific papers in the subject area of research, as well as statistical and informational materials from the Bank of Russia. The article uses such research methods as systematic analysis of scientific publications, comparative analysis, deductive modeling, and statistical analysis. Research result: based on a generalization of mortgage construction models, as well as an analysis of the problems and prospects of mortgage construction development in Russia, a regional mortgage construction mechanism has been developed. Conclusions: a) the limitations of the universal application of individual models of mortgage construction have been revealed; b) the need for typologization of models based on the functional role of mortgages has been substantiated; c) the analysis of mechanisms ensuring the reproduction of infrastructure and housing stock with the participation of the banking sector, developers and authorities has been carried out.; d) the author's mechanism of mortgage construction is proposed, in which the regional operator plays a central role, coordinating the interaction of all participants and ensuring the implementation of adapted models depending on the conditions of a particular territory.
