ON THE QUESTION OF THE FEASIBILITY OF CONSTRUCTING PROFITABLE RESIDENTIAL BUILDINGS IN THE RUSSIAN FEDERATION

The article discusses the features of the rental housing market in Russia. The main schemes for the implementation of projects of profitable residential buildings are given. The main problems hindering the development of profitable residential buildings are highlighted: high competition in the rental sector, high entry barrier of the market, imperfection of current legislation, higher attractiveness of alternative investment options in real estate. The advantages of profitable residential buildings are described: a guaranteed sales market, a steadily growing cash flow, and relatively low competition in the market of profitable residential buildings. A methodology is proposed to determine the feasibility of implementing an apartment building project in a specific location. This methodology includes two main stages: first, a preliminary calculation that allows you to quickly make a decision about the impracticability of the project and provide additional information to the investor to make a subjective decision, and secondly, a detailed calculation that allows you to make a final decision if there was no rejection of the project at the first stage. The first stage of the proposed methodology is implemented using the example of an apartment building project in Irkutsk. The results of the methodology can be used in making investment decisions.
