Modern challenges and approaches to the formation of buildings with apartments

The article defines the basis for the emergence of a new type of accommodation - apartments; the practice of modern construction of buildings with apartments in Ukraine was analyzed; the concept of apartments in the existing regulatory documents was studied, the existing requirements for their design were studied; the formation of a new term that would correspond to the features of this type of building is proposed; issues related to the design of buildings with apartments are outlined, which require additional study and clarification in the existing regulatory framework. In general terms, an apartment is a residence intended for temporary short-term or long-term residence, with several rooms (bedroom, living room, kitchen, bathroom), but in fact it is a commercial real estate object that does not belong to the housing stock. The concept of apartments came from the classification of rooms in hotels, and today this new type of building is not regulated by law and regulations. Apartments usually have a larger area and a more convenient layout than standard hotel rooms. They are equipped with kitchens or kitchen niches, which is convenient for cooking at home. Given the layout, which is closer to a residential than to a hotel, they create a feeling of home comfort and comfortable conditions for a long-term stay. The presence of additional services in the building, such as parking lots, security, gyms, swimming pools, cafes, hairdressers, etc., form conveniences for living in apartments. But, taking into account that this is a non-residential building, today a whole series of requirements necessary for the residential function are not standardized during the construction of apartments, which usually significantly affects the quality of long-term living in such types of housing. This applies to urban planning, constructive, sanitary and hygienic requirements. As for design features, buildings with apartments are not considered separately in regulatory documents, that is, the requirements for their design do not differ from the design of hotels with ordinary hotel rooms. But at the same time, it should be noted that buildings with apartments differ from ordinary hotels in many parameters. Requirements for fire safety, insolation, sanitary hygiene of buildings with apartments are issues that also require additional study and clarification in the existing regulatory framework.
