PREFERENCES OF POTENTIAL BUILDERERS REGARDING ARCHITECTURAL, CONSTRUCTIVE AND TECHNOLOGICAL SYSTEMS FOR SINGLE-FAMILY HOUSES

The selection of architectural-structural-technological systems (ASTS) for single-family housing is of critical importance, as it determines the further development of design, construction, and operation of the building. Today, the market is saturated with various new materials that have not yet been fully studied and are only beginning to gain momentum in the construction sector of our country. While this positively influences the development of the construction industry, it simultaneously complicates the selection of appropriate materials. A remote sociological survey was conducted to assess the attitudes of potential developers regarding the duration and methods of constructing single-family houses. The study established a hierarchy of priorities concerning the use of the most common primary building materials and structures, considering their durability, longevity, operational characteristics, and the feasibility of self-execution of construction works by developers, among other factors. The study identified the preferred methods for constructing private houses, with the most common approaches being construction by specialized teams, turnkey construction by construction companies, and a combination of self-performed works with outsourcing of more complex tasks to specialized teams. Preferences regarding the selection of ASTS (including walls, floors, roofs, chimneys, partitions, and exterior finishing) for private housing construction in the western regions of Ukraine were determined. The most popular technologies proved to be the more reliable, well-tested, and durable solutions. This article may be beneficial for builders, architects, and developers, as it provides insight into the perspectives of potential consumers regarding the design and construction of single-family housing based on various technologies.
