Modeling of Profitability Assessment Processes of Investments in Recreational Complexes in the Ecological Tourism System
Abstract The study highlights aspects of the qualitative modernization of recreational real estate, emphasizing the development of resort and recreational areas as systems for rehabilitating individuals affected by hostilities. It analyzes the key principles of territorial and recreational system design and adherence to industry standards for constructing recreational complexes in the ecological tourism system. It approaches creating alternatives and selecting optimal functional uses of land plots. The primary objective is to develop models for assessing the efficiency of investments in recreational complexes in the ecological tourism system, considering the role of recreational services as a key driver of economic growth. Particular attention is given to analyzing the investment attractiveness of recreational facilities and studying mechanisms that promote the sustainable development of tourism infrastructure. To achieve the set objective, the following tasks are formulated: -define contextual requirements for decision-making on optimizing project content using a multidimensional system of criteria; -develop tools to enhance the project management system for constructing recreational complexes in the ecological tourism system within the development of resort and recreational areas. The study presents a multifaceted system of criteria that ensures effective support for planning and implementing projects in the field of recreational real estate. The proposed tools facilitate the optimization of project management and incorporate economic, social, and environmental factors in the implementation of development initiatives. The developed models and tools form a reliable foundation for enhancing the competitiveness of resort and recreational areas. They aim to ensure sustainable development and effective adaptation to contemporary challenges. The research identified the need for a comprehensive criteria system to develop and evaluate recreational complex projects in recreational areas, encompassing infrastructure attributes, compliance with building regulations, and functional specifications. A seven-step framework was developed, including tools for optimal site selection, functional design decisions, and beneficiary value assessment. Additionally, a matrix was proposed to integrate user preferences into ski resort infrastructure evaluations, addressing feedback from diverse groups such as tourists, athletes, and families.
