Analysis of Retail Store Preferences in Surabaya CBD (Central Business District) Area Through the Perspective of Street Centrality
Abstract Surabaya, a bustling coastal city with a thriving port, presents a promising opportunity to serve as both the economic hub and capital of East Java. To maximize this potential, strategic retail development is crucial. Given the diverse needs and preferences of retailers, careful consideration of location centrality is essential. Employing a quantitative approach involving factor analysis, regression analysis, correlation analysis, and spatial approach, this research investigated the centrality factors most relevant to the Tunjungan area. The findings revealed distinct location preferences among different retail types: specialty stores, furniture stores, and construction materials favoured degree centrality, while supermarkets and department store preferred betweenness centrality, and consumer goods favoured closeness centrality. While some store types demand higher centrality than others, the specific centrality chosen and its impact on store location can vary. These insights offer valuable guidance to urban planners in designing commercial land uses and to developers in selecting retail locations based on centrality relative to central business districts.
