Innovation and challenges in modular and prefabricated construction: sustainable solutions for affordable housing
Modular and prefabricated construction emerges as an innovative solution to address the housing deficit, particularly in the context of affordable housing. With the growing demand for affordable housing in countries like Brazil, China, and India, these methods offer significant advantages over traditional construction models, such as cost reduction, faster construction processes, and greater sustainability. The use of sustainable materials, the standardization of modules, and the possibility of personalization are some of the aspects that make these techniques increasingly attractive. The research discusses successful examples, such as the "Minha Casa Minha Vida" program in Brazil and initiatives in other countries, demonstrating that, with public policy support and innovation, modular construction can offer viable solutions to the housing shortage. The study also explores the difficulties faced in the widespread adoption of these methodologies, including regulatory barriers, resistance, and lack of technical knowledge. The conclusion suggests that modular and prefabricated construction has great potential to transform the affordable housing market, provided that technical and regulatory challenges are overcome. The bibliographic research conducted offers a detailed analysis of trends, benefits, challenges, and success stories, highlighting the need for greater integration of these techniques into urban planning and the construction of sustainable housing solutions.
