A Study on Compliance Rates of Landowners with Building Regulations and Plan Approval Procedures in Imota, Ikorodu

This study investigates the compliance rates of landowners with building regulations and plan approval procedures in Imota, Ikorodu, Lagos State. Utilizing a mixed-methods approach, the research combines quantitative data from 284 respondents with qualitative insights to analyze adherence to building control regulations. Despite a high level of awareness, findings indicate that only 60% of respondents complete the full building permit process, which includes submitting documents, paying fees, and obtaining legal titles. While 75% engage in land registration and acquire architectural and structural drawings, bureaucratic inefficiencies, financial constraints, and communication challenges with regulatory bodies hinder full compliance. The study emphasizes the need for streamlined procedures, improved public education, and digital platforms to enhance compliance rates. These insights contribute to urban governance discourse and support policy reforms aimed at promoting safer and more sustainable urban development.
