Analysis of Concepts and Methods for Determining Physical Wear in Relation to the Purpose of Building Repairs
Statement of the problem. In the modern construction industry, rules have emerged for determining the need for repair work on buildings and structures by calculating the amount of physical deteriorationand tear of both individual structures and the structure as a whole. During expert practice, significant shortcomings of the existing methodology for determining physical deterioration were identified, affecting the accuracy and objectivity of the results. Results. In this article, the authors analyzed regulatory documentation containing the concepts of physical deterioration and tear and methods for determining it, the shortcomings of the current methodology, as well as an analysis of the relationship between physical deterioration and tear and the purpose of repairs. As a result of the analysis, it was established that in various regulatory documents the concepts of physical deterioration and tear have differences, and the essence of the methods for determining it also varies. It was revealed that there is no connection between physical deterioration and tear and the maximum permissible characteristics of reliability and safety. Conclusions. In the conclusions of this article, based on the identified inconsistencies, the need to create a methodology for determining physical deterioration and tear in relation to the residual life of the building and its reliability indicators is substantiated.
