The article analyzes the factors of socio-economic development of a region. Currently, the analysis of factors that can be influenced and used for the purposes of territorial development is of particular interest. As a rule, this is not one, but a group of factors that are unstable and tend to change and determine the competitive advantages of a region. It is shown that the availability of resources determines the level of socio-economic development of the territory. Groups of resources that influence the development of the region's economy are identified. The rating of Russian regions by quality of life, socio-economic status, labor market, material security of the population, scientific and technological progress, commitment to a healthy lifestyle is analyzed. The presence and concentration of factors of the "first nature" and "second nature" ensures a high level of development of the leading entities, which generates and increases inequality in territorial development. Based on the conducted analysis of factors influencing the socio-economic development of a region, they can be subdivided into five main groups: unique geographical location, availability of resources (natural, labor, financial, innovative), human capital, institutional factors, investment potential. Thus, the Russian economy and significant differences in the level of development of its regions do not represent some unique situation. A similar scenario of events in one form or another has already been repeated many times in world history. To increase the level of socio-economic development of a region, it is necessary to constantly improve the group of factors influencing this development.
